NRAS: A Brilliant Investment Opportunity.

NRAS - National Rental Affordability Scheme

The National Rental Affordability Scheme or NRAS as it is known, is providing affordable rental properties to Australian families. Under NRAS, this unique investment provides near cash flow positive returns for the majority of investors together with the capital gains in property value historically associated with NRAS property investments.

NRAS PROGRAM

The National Rental Affordability Scheme, shortened to NRAS was launched in July 2008 by Treasurer Wayne Swan and Housing Minister Tanya Plibersek. See letter to prospective investors in our FAQ section.

The program creates a new class of investment property which is fully freehold owned by the investor, while being approved by the Government Agents for rental to qualifying families at a reduced rent (less 20% to 25%) in return for significant annual tax credits and a ten year membership of the program. The stated objective is to deliver 50,000 rental dwellings over four years nationally. It is estimated by the Government that over 1.5 million households will be eligible for tenancies under the NRAS program, giving the property purchasers a high level of secure rental demand.

NRAS provides high quality homes to middle-Australia, often essential services personnel and their families. From an investment perspective it is noted for its good capital gain, quality tenants and low to zero vacancy rates.

Financials

Typically an NRAS property is near to being cash flow positive, depending on the amount of tax you pay, and where and when you purchase it.

As an example a couple with a combined gross income of $150,000 with 2 children who purchase a NRAS property for $500,000 in the Perth metro area could expect to contribute to the cost of the NRAS property ownership an averaged weekly cost of just $9 pw in the first year, and in the second year the property becomes cash flow positive returning to them an estimated weekly average of $13 pw.

And all the time the property is growing in capital value.
